The novel follows the Schlegel sisters as they receive an invitation to stay at the country house of the prosperous Wilcox family. Helen's visit nearly leads to an engagement, causing confusion and cooling relations between the families. Over time, Mrs. Wilcox and the elder sister, Margaret, renew their friendship. The rapidly fading Ruth Wilcox sees a kindred spirit in the kind and sensible Margaret and decides to leave Howards End to her. Henry Wilcox destroys his late wife's will, but guilt drives him to seek out Margaret repeatedly. Meanwhile, the rebellious Helen grows closer to Leonard Bast, a young bank clerk. Leonard is poor and not free, but the passion that ignites between them is irresistible and capable of destroying them both.
